At Stott Outdoor, landowners are some of our most valued business partners.
We seek win-win arrangements that provide landowners with a secure source of additional property income. Our Real Estate Development Team helps you maximize annual land rents without impeding the current or future use of your property. Our in-house maintenance/construction team has been developing billboard sites for half a century.
Stott billboard signs are designed to meet today’s strict building codes and planning criteria. We work closely with local and state agencies to obtain all permits prior to building each new sign.
Stott carries full liability insurance on each of our billboards, so our landowner partners are protected.
We Pay the Bills
Stott fully funds every aspect of the billboard process, including: design, permitting, structure materials, construction, electrical, utility bills, taxes, insurance, maintenance and any unforeseen expenses. You won’t pay a thing.
Annual land rent is highly variable, and determined on a site-by-site basis. Factors affecting rent include: structure location, visibility from the road, display size, number of displays, traffic count, length of lease agreement, and advertising demand.
Many landowners use their additional income to pay property taxes, enhance an investment portfolio, or simply generate additional income. With no ongoing involvement required on your part beyond cashing the checks, this is truly passive income.
Frequently Asked Questions
Can a sign be built on my property?
Determining where a sign may be built can be difficult due to the multi-layered regulation of outdoor advertising at the federal, state and local level, and the way that those regulations interact. Please contact us with the address or parcel number of your property, and a member of our development team will research whether regulations would allow a sign on your property.
Does it cost me anything to have a sign placed on my property?
Nope! Stott will do everything at our expense and effort. You’ll just need to approve a few documents, and then we’ll be on our way.
This sounds too good to be true. What's the catch?
The only “catch” is that meeting all of the regulatory requirements can be difficult, so opportunities to place new signs are limited. Contact us to find out if placing a sign on your property is a possibility.
I just bought a property that has a Stott sign on it. Do I need to do anything?
Please contact us so we can update our records and make sure the rent checks will be sent to you instead of the previous property owner. We’re also happy to provide you with a copy of the lease if you don’t already have one, and answer any other questions you may have.
How do I get started?
